Maintenance Supervisor

Summary:  Leads and supervises the maintenance department while assigning preventative and reactive maintenance tasks to Operations staff.

Essential Duties and Responsibilities: includes the following. Other duties may be assigned.

  • On call 24 hours, 7 days per week, will be required to work other than normal hours for snow removal, agency breaks, building inspections, special projects and other building emergency situations.
  • Assigns duties to Operations Department staff in coordination with Facilities Activities Manager and Director of Facilities and IT.
  • On continuous basis, inspects building and equipment for needed repairs or replacements and performs systematic and routine preventive maintenance of building, equipment and grounds with organized documentation.
  • Assumes duties of Facilities and Activities Manager and/or Director of Facilities and IT in their absence according to established chain of command.
  • Leads and maintains the inventory disposal process
  • Based on inspections and preventative maintenance, develops and maintains a priority schedule of equipment replacement/repair in coordination with Director of Facilities and IT.
  • Performs maintenance, replacement, minor installation and repair of plumbing equipment (e.g. water and gas lines, sewer pipes, trap fittings, plumbing fixtures, pumps, regulators, valves, faucets, toilets, sinks, bathtubs, heating and air conditioning piping, drinking
  • Performs maintenance, replacement minor installation and repair of electrical equipment (e.g. light fixtures, electrical outlets, switches, motors, appliances, electrical circuits, emergency generator, fire alarms, intercoms, meters, fan, heat pumps).
  • Performs carpentry work involving maintenance alteration and /or repair of building and equipment, (e.g. doors, windows, walls, woodwork, floors, partitions, stairways, furniture, door closers).
  • Performs or assigns exterior grounds keeping duties, (e.g. cuts grass, cleans sidewalks, and leads in snow removal, trim trees and shrubs.
  • Assists in painting, and /or performs minor painting of fixtures, rooms, buildings, signs and equipment. Patches plaster and prepares surfaces for painting, assists in masonry work.
  • Operates machine tools in making repairs to metal parts and equipment, assists in repair of interior and exterior maintenance.
  • Assembles, modifies, builds adaptive equipment, fabricates shelves, cabinets, jigs, and fixtures. Performs other special projects as required by Director of Facilities and It or designee.

Supervisory Responsibilities:

  • Directly supervise Maintenance Repair position.

Qualifications:

  • High school diploma or general education degree (GED)
  • Experience – HVAC, Electrical, Plumbing, Carpentry, Grounds Maintenance, mechanical abilities, Computer knowledge. Preventative Maintenance mind set.
  • Inventory Management Skills.

Applicant must meet the additional requirements below…

  • Must meet agency computer competency level requirements.
  • Must meet agency driving requirements. Will be required to drive agency vehicles.  Must hold valid State of Ohio driver’s license.
  • Must successfully complete a BCI/FBI background check.
  • Must meet all other agency employment requirements.  Must meet all requirements as outlined on the corresponding job description.

Salary: At least $41,600 annually, to commensurate with experience

Hours: Exempt Position/At least 40 hours per week/Flexible schedule may be required
